The Tulalip Tribes began leasing land in the 1920’s. We have 474 leased lots, 112 ½ vacant lots, around Tulalip Bay that vary in size and location. Many of these lots have beautiful views of the sound, and have various different leasing packages including 15 Year Lease, 25 Year Lease, 30 Year Lease, and the 30 Year Prepaid Lease. The availability of these leases have changed during the last 80 years, so contact the Leasing office with any questions you may have.

This is a list of the required documents needed for the Request for Assignment to transfer the Lease to another individual(s).
This is the list of required documents needed for the Request for Assignment due to the death of a Lessee.
This is a request from the Lessee (Seller) to have their lease transferred to the Assignee (Buyer) due to the sale of the home. When applying for an Assignment please remember that the Leasing Department can only accept “Originals.” We will not accept copies, or applications sent via facsimile. There is a nonrefundable processing fee must be paid to the Tulalip Finance Department before the Request for Assignment can be presented to The Tulalip Tribes Board of Directors.
The credit application is completed by the Assignee (buyer), and must include copies of the last two (2) years of W-2’s. Please remember that the Leasing Department can only accept ORIGINALS, and we will not accept a copied application, or an application sent via facsimile.
The Leasing Department will not release any information regarding a lease to any individual(s) other than the Lessee(s), but if you would like this information disclosed to any agent or individuals involved with the sale of your home the Leasing staff will not disclose that information until we have received the signed and notarized form.
If you have had a Name Change recently, or would like your mail sent to another Address, then complete this form and return the original to our office.
The Leasing Department will not release any information regarding a lease to any individual(s) other than the Lessee(s). If you would like information regarding your lease disclosed to any other individual/and or agent, other than yourself, than the Leasing staff will need a signed and notarized Release Form in our records before it will disclose private information.
This is a list of the required documents needed for a Request to Sub-Lease.
Before Sub-Leasing (renting) your home, you MUST request The Tulalip Tribes Board of Directors to sub-let your lot. The process is similar to the Request for Assignment, and is approved once a month. The potential tenant must fill out a credit application, and submit the last two years of W-2’s with the credit application. A nonrefundable $200 processing fee must be paid to the Tulalip Finance Department before the application can be presented to the Board of Directors, and a Transfer Fee of 8% of the Gross Rental Income of home per rental agreement paid in advance.

Leasing Department FAQ

  • All lease payments are due on the first 1st day of each calendar month, and late fees are applied if payments are not received by the 6th day of the month.
  • Late fees are $35 or 15% per item due, whichever is greater.
  • When sending Lease payments, remember to include your Customer Receivable Number or Customer I.D. Number, and send your Check /or Money Order to:

  • Unfortunately we are not set up for online payments, and we do not have an automated bill pay system at this time.
  • Yes. You can make your Lease Payment by phone using a Credit/Debit card by contacting the Finance Departments Accounts Receivable Clerk anytime Monday through Friday from 8:00 AM – 4:30 PM at (360) 651-3887.
  • The Streetlights fee is due the 1st of January, and if the fee is not received by the 6th of January a late fee will be applied to your account.
  • The Fire District Dues are $35.00 a year and this fee cannot be combined with your regular lease payments. The Leasing Department cannot accept cash.
  • When making payment for Fire District Dues, you must send a separate Check/Money Order made out to Fire District #15. The Leasing Department cannot accept cash.

  • Please understand that it is your responsibility to make sure your payment is received on time, and that the Leasing Department sends you monthly Statements. The Statement is a friendly notice to Lessees to show their payment history. If you notice any missing payments, or have a discrepancy with your Statement, call the Leasing Department right away.
  • Typically the Leasing staff pulls a report from the Finance office on the 7th of each month, and begins entering each payment made to the Leasing Department. We strive to get the Statements out as soon as possible, but it is our goal to have the Statements out via USPS by the 15th of the month.
  • When making a Request for Assignment, the Leasing Department needs proof that the taxes are current with Snohomish County, your Lease payments are current, proof that the Water/Sewer account is current, and a copy of the Purchase and Sales contract must be included with you Request for Assignment Application. The Leasing Department must receive ORIGINAL applications. We cannot accept copies, or applications sent via facsimile.
  • You must complete a Credit Application, a copy of the Purchase and Sales contract, and attach three years of W-2’s. The Leasing Department must receive ORIGINAL applications. We cannot accept copies, or applications sent via facsimile.
  • All of these forms can be obtained online, under Forms, or you can also pick them up from the Leasing Department’s office located at 6319 23rd Ave NE, Tulalip, WA 98271.
  • An Assignment of lease will vary from person to person, and will depend on when the Leasing Department receives ALL the required documents needed to present the application for assignment to the Tulalip Tribes Board of Directors.
  • The Board of Directors TENTATIVELY meet on the first Saturday of each month, and that this day may be changed at anytime, but that is when the application for Assignment would be approved/disapproved.
  • The Leasing Department has a Non-Refundable $200 Processing fee that is used for the preparation of presenting your request to the Tulalip Tribes Board of Directors.
  • When a Lessee sells their home, and after the Board of Directors has approved the Request for Assignment, a Transfer fee of 6% or 8% of the Gross Sale Price of the home must be paid to The Tulalip Tribes with 30 days of approval of Assignment.
  • The Leasing Department is open Monday through Friday 8:00 AM – 4:30 PM, and closed for lunch from 12:00 PM – 1:00 PM.

    Please be advised that the Leasing Department is also closed on National Holidays.
